People don’t follow guidelines. Absolutely zero parking. You will get towed even for parking in a spot for 30 mins without a pass. Trust me, it’s happened to my fiancé twice. If you have guests plan to have them park out by Baskin Robbin’s. Trash room is always dirty and some neighbors don’t respect cleanliness. Sometimes packages get stolen by thief’s because someone leaves the door open. Need to up security. Tried to take almost all of my security deposit for normal wear and tear and if you look it up by law no apartment complex in California can do that. Lastly, utility bill is crazy expensive for no reason and rent goes up every year by almost $150 even when it’s already crazy expensive. They also will not work with you to stay even as a good tenant. The only good thing I can say is that majority of the staff was nice and I had brand new appliances when moving in.

My overall experience living at Bela Villagio has been positive in some ways, but unfortunately, I have been very frustrated with the situation regarding parking availability. I currently have one parking space included in my lease, but I need to rent a second space because I have another vehicle. I have been requesting an additional parking spot for over two months, and every time I follow up, I am informed that there are no available spaces and that I need to continue waiting. What makes the situation even more frustrating is that, when walking through the garage areas (both indoor and outdoor), I see several parking spaces that appear to be unused or available. Meanwhile, I am forced to park my car on the street, which is stressful and inconvenient, especially as a mother of a young child and while being pregnant. This situation does not feel safe or practical for my family, especially when I am willing to pay for an additional parking space. I have also already experienced problems with leaving my car parked on the street because there is very little security in the area. My car window was broken, and personal belongings were stolen from inside my vehicle. This was a very upsetting experience, and it has left me constantly worried about it happening again. Having to leave my car outside due to the lack of available parking has created additional stress and frustration for my family. I understand that availability can be limited, but after more than two months of waiting, this situation has become very difficult. I have been following up and waiting for an opportunity to become available, but so far, I still do not have a solution. This issue has negatively affected my experience as a resident and has made me reconsider whether Bela Villagio is the right place for my family in the long term. I am sharing this review to help future residents make an informed decision: if you have two cars, be aware that obtaining a second parking space may be very difficult, even if there appear to be available spaces on the property.

I had an issue regarding the garbage disposal at my apartment at Bella Villagio. Come to find out it was a plumbing concern. The maintenance team sent Malik Harper to fix the issue. Malik Harper did a FANTASTIC job fixing the plumbing, and even cleaning up as water and food had escaped onto the floor.

***DO NOT MOVE HERE*** I regret moving into this apartment complex. Despite my initial experience being poor, things only worsened. Here's a summary of the issues I encountered: Terrible Communication: During my self-guided tour, I spent an hour trying to get someone to answer the phone so I could enter the building. Additionally, I requested multiple times for an update on a move-out pre-inspection designed to help me make any necessary repairs. I finally had to write to the manager. On the afternoon of the last day of our lease, I received a response stating that maintenance expects professional cleaning, carpet steam cleaning, painting, and additional costs for labor and supplies . It's absurd to receive it on the afternoon of the last day of our lease, leaving us no time to address these issues and we ended up being deducted nearly $700 from our deposit refund. We were also told the pre-move out inspection is completed by a specialist on a certain day which prevented me from being there, since I had to be at work. The response I received stated "Maintenance" so I'm not sure if a specialist ever did come. Parking Issues: Cars frequently double park, blocking traffic and causing inconvenience. There are constant issues with accessing the underground garage as cars often block the gate. Additionally, the overflow assigned parking area is often used by people drinking and engaging in other undesirable activities. Amenities Problems: The pool is regularly closed due to misuse, with little communication from management. The gym's TV screens were shattered for months before being replaced. Over 1.5 years ago, they began a painting project and updates to the patio but suddenly stopped because they needed something regarding a permit. The construction workers left all their equipment behind, and no progress has been made in the last year. Homeless people often sleep in the gated area where the construction equipment is stored. Cleanliness and Maintenance: Hallways were often covered with dog urine and feces, as well as finding human vomit and urine on multiple occasions. Security Concerns: I experienced issues with stolen packages and there were several car break-ins in the gated parking lot. Despite reporting my stolen packages to management, I received no response. There have been incidents of suspicious behavior, including someone looking through cars and a homeless person wandering the complex. The response I received from management regarding the person looking through the cars, including the back seats, was that it was security and that they are very thorough when looking for the parking permit. There was also an issue with the vehicle gate being crashed into which resulted in the building being left open for months. Management Issues: The management is disorganized and unresponsive. For example, my complaints about cockroaches and vandalism were not adequately addressed. Parking spot requests are poorly managed, with unused spots remaining available while tenants struggle to find parking. The lease agreement also states that you can have packages signed by the office staff but there was no one in the office for the entirety of my residence there. Additional Complaints: Fire alarms go off frequently due to smoking in the stairwells. I received a lease violation notice for having a door mat. I had the mat because there is often glass from breaks in or, as mentioned previously, feces, vomit and/or urine. The complex's water, garbage, and sewer bills are excessively high and seem unfairly split among tenants. The amount you're responsible for is based on how many people you have registered in your home but there are obviously several apartments that have much more than is likely reported. Overall, my experience here has been incredibly frustrating. The lack of proper management and maintenance makes this place a poor choice. I strongly advise against moving here.

Don’t recommend this apt. Price is high, Safty is 0. Two times car was Brocken and stolen a lot of staff. Parking is open every time and night time too absolutely no responsibility from apartment complex apartment management.

Bella Villagio is a nice apartment, but this 5-star rating is specifically for the maintenance team, especially Malik, who has always been so helpful and responsive to the issues. Appreciate all that you do!

Experiences here have been up and down. I do appreciate maintenance and their quick hard work. But management have been lacking. There has been construction that has been on stand still for a year. I should not have to look out the window for a whole year and see garbage container and dead grass. It ruins the experience and they have no plans of finishing it seems. They won’t even lower rent due to the inconvenience.
